The honest guide to deck contractors, updated for 2027
Choosing a deck contractor in 2027 means checking credentials, insurance, and local permits, not comparing borrowed online rankings or paid awards.
What to take away
- Three facts decide the hirean active licence number on the state registry, a certificate of insurance sent by the carrier, and the permit history at the address.
- A "best deck contractors 2027" badge is advertising. It is not evidence.
- Anyone on a deck frame six feet above the ground falls under OSHA 1926.501, or the state-plan equivalent.
- Metro wage tables give you the floor on labour. A bid far below that floor is cutting something.
- Tie progress payments to inspection milestones, never to calendar dates.
Why a ranking will not settle this
You want a crew that shows up, pulls the permit, and answers the phone two winters later when a board cups. That is testable without trusting anyone's list.
A licence number checks against a state registry. An insurance certificate checks with the carrier. Permit history comes from the municipal office.
Ranking slots are sold. The checks below are not.
Example: the six checks, run in order
Run these before you hire a deck contractor, and before you refer one to a client or a neighbour.
Six-point contractor check
- Confirm licence active, right class, right name
- Get certificate of insurance from carrier
- Ask permit office what was pulled
- Visit one of three recent jobs
- Get payment schedule in writing
- Confirm callback window in contract
- Pull the licence number. Confirm it is active, in the right class, and in the name of the person who signs the contract.
- Ask the insurer to email the certificate of insurance directly to you. Check general liability limits and current workers' compensation cover.
- Call the permit office. Ask what has been pulled at the address, and by whom.
- Request three finished jobs from the last two years. Visit one. Look at the ledger board flashing and the stair stringers.
- Get the payment schedule in writing, with progress payments tied to inspections.
- Settle the callback window in the contractwho answers, how fast, and what counts as a defect.
If any of the six comes back vague, that is your answer.
Steps one and three are the ones owners skip. The deck and patio licensing and compliance guide works through what each state board actually asks for, and what a missing permit costs at resale.
Licence and permit rules, state by state
"It depends on your state" is true and still unhelpful. Three real examples:
| Jurisdiction | What applies to deck work | Where to check |
|---|---|---|
| California | Contractor licence required by the CSLB; the threshold for licensed work is $500 in labour and materials | Contractors State License Board lookup |
| Texas | No statewide general contractor licence; some cities require registration or a permit bond | City permit office |
| Washington | Contractor registration with the Department of Labor and Industries | L&I contractor lookup |
In Canada, deck projects normally need a municipal building permit, and provincial consumer protection rules govern contracts and deposits. GST/HST applies to the work. The rate depends on the place of supply.
Who carries the risk when a deck fails
Ask the carrier, not the contractor, for the certificate. Photocopies get edited, and policies lapse mid-job.
A crew presented as "all subcontractors" can still be employees in law. That classification decides who owes workers' compensation. The IRS test for independent contractors sets out the behavioural, financial and relationship factors that decide it.
A missing policy is the most common gap we see. The insurance costs and coverage review explains which limits actually pay out when a ledger board pulls away from the house.
What the public wage data gives you
The BLS Occupational Employment and Wage Statistics tables list pay by occupation, state and metro area. Look up carpenters and construction labourers for your city.
That figure is your floor on labour cost, before payroll taxes, insurance, tools and supervision. A written bid below it is not a bargain.
What deck work costs going into 2027
A quote is only readable against the local range. The pricing and profit guide walks through a bid line by line, including what a thin framing allowance hides.
Figures below are typical planning ranges for the United States, not quotes. Tear-out, railings, stairs and permits often add 15 to 30 percent.
| Scope | Typical installed range, per square foot |
|---|---|
| Pressure-treated wood deck | $30 to $55 |
| Composite deck | $50 to $90 |
| Resurface over sound framing | $15 to $35 |
| Paver patio on a prepared base | $15 to $40 |
Framing condition drives the spread more than material choice does. Ask what the quote assumes about joist spacing and footing depth.
Where demand sits in 2027
No credible standalone forecast exists for deck building as a category. Anyone quoting a precise national growth rate is selling something.
What you can measure is local. Permit volume at your municipal office, metro wage trends, and the age of the composite deck installed base in your area.
Repair and resurface work is where that installed base pushes demand. A crew that only builds new cannot price a resurface or a rail replacement, and the margins differ. The 2027 market and expansion guide breaks down where that demand sits by region and what it means for crew mix.
